The space
This Magnolia inspired home has multiple areas for socializing:
• Chef’s kitchen w/all of your favorite appliances inside and a gas grill on the back patio.
• Dining room offering seating for 10, with additional seating at the oversized kitchen island.
• Main living area with comfortable seating and a 75” smart TV.
• Each of the 5 bedrooms has a smart TV with free local channels and Samsung TV plus channels. Log into your Netflix, Hulu and most other streaming service accounts.
• Our Texas Rangers themed game room has enough seating for your entire group, including a game table and sectional sofa. There is a 65” smart TV, a pool table and traditional board and card games.
• Outside patio seating, private putting green, Master Spa hot tub, and newly planted magnolia trees.
IMPORTANT:
While we welcome families with small children, please note that the house is not child proof. However, we do provide a pack-n-play and high chair for you to use as needed.
Guest Access & Parking
Guests have 24/7 access to the entire property via the front door keypad and garage door. Keypad codes will be sent to the guest before check-in.
Parking for up to six vehicles, including a three car garage for standard sized vehicles and SUV's. Full sized trucks will not fit inside the garage. There is room for an additional three vehicles in the driveway. No additional parking is available. Please note that the City of Arlington prohibits street parking in this location.
Our level of interaction is completely up to you. We are available if you need us, and in the unlikely event you have a maintenance emergency during your stay, please contact us as soon as possible and we will assist immediately.
Neighborhood
Our Arlington Magnolia House was built in 2020 and is conveniently located in the heart of the Arlington Entertainment District within walking distance to stadiums. The Entertainment District is a transitional area that is currently going through an urban renewal. As long-time residents of Arlington, we are proud to be a part of this new development.
THINGS TO DO:
-AT&T Stadium, Globe Life Field and Texas Live are just a short walk away. Six Flags and Hurricane Harbor are both a short drive away.
-Lincoln Square is down the street (west). There you will find a Michael's, Ulta, Ross, Movie Tavern, Loft, and a few other local shops. Additionally, it contains Shell Shack, Lupe’s, Jason’s Deli, TGI Fridays, and a few other food options.
-There is an Urban Air Trampoline Park behind the 7-11 on the corner of Collins and Road to Six Flags.
-More within walking distance: Walmart Supercenter, Chick-Fil-A, Raising Cane’s, Chili’s, China Buffet, Panera Bread, Taco Bueno, Hooter’s, 7-11, Buffalo Wild Wings, Wing Stop, and Suzushi.
-A short drive north across I-30 you will find: Whole Foods, The Biscuit Bar, Social House, Torchy’s Taco, Halal Guys, BurgerFi, Chipotle, Pasta Masta, and a Neighborhood Walmart.
-A short drive east on the I-30 access road there is a VB Steakhouse (Brazilian steakhouse) and an On the Border.
-If you take a short drive south into downtown Arlington, you will find some pretty good locally owned places: Legal Draft Brewing Co., Game Theory Restaurant & Bar, Cane Rosso, The Tipsy Oak, The Hive, Hurtado Barbecue, Babe’s Chicken Dinner House, Cartel Taco Bar, J. Gilligan’s, Division Brewing, J.R. Bently’s English Pub, The Grease Monkey Burger Shop, Hooligan’s Pub, Inclusion Coffee, Salter Bros. Coffee Roasters, Mellow Mushroom, and much more!
-Fun group activities in downtown Arlington include Lone Star Axe Throwing, Arlington Free Play (retro/vintage arcade games and bar), rock climbing at Dyno Rock, and crafting at Board & Brush.
-Downtown Arlington also offers concerts (most are free) at its outdoor Levitt Pavilion. The schedule can be found at: https://levittpavilionarlington.org
-The University of Texas at Arlington is located just south of downtown between Collins and Cooper Streets.
-A 20 minute drive west on I-30 will take you to Downtown Fort Worth and the popular Sundance Square. Sundance Square contains lots of shopping and restaurant selections. Fort Worth also offers the historic Stock Yards and Fort Worth Zoo, both of which we highly recommend visiting if your time permits.
-A 20 minute drive east on I-30 will drop you into downtown Dallas where you will find numerous restaurants in Deep Elum and The West End. Not much farther north, you will find the American Airlines Center and numerous other great dining options. You can also explore the beautiful Dallas Arboretum, Dallas Zoo, Perot Museum, as well as numerous other entertainment possibilities.
-Other Dallas hot spots that are a short 15-20 minute drive on I-30 include the Trinity Groves area and the Bishop Arts District.
-A 20-30 minute drive north will take you to historic Grapevine where you can spend a day wine tasting at local wineries and shopping. The Great Wolf Lodge Indoor Water Park is also located in Grapevine.
-A short 20 minute drive southeast into Grand Prairie will get you to Epic Indoor Water Park.

If any of the above items are not in the house when you arrive, please call us so that we can replace them for you immediately.
LAUNDRY ROOM:
Washer/dryer, detergent pod in case you need to do a load of laundry, broom and dust pan, iron and ironing board.
HOT TUB:
The hot tub will be treated and ready for your use upon arrival. If you are staying longer than 2-3 days and are using the hot tub frequently, the water may need to be treated during your stay. If that is the case, please contact Ken and he will come clean it ASAP.

A lot of time and detail goes into the cleaning of our house to make it perfect for the next guests arrival. It takes several hours for our cleaning team to turnover a house after each stay. For this reason, we may not be able to accommodate an early check-in request. We are not able to accommodate late check-out requests. We appreciate you're understanding.
Absolutely NO SMOKING OR VAPING inside the house. A $1,000 smoke abatement fee will be charged if evidence of smoking or vaping is found in house at time of checkout. If you do smoke in the front or backyard, you are responsible for picking up your own cigarette butts. Additional fees may be charged for cigarette butts left in the yards.
Please remember this is our home and not a hotel. We have taken great pride in providing you with a nice, comfortable place to stay, and ask that you treat our home with respect.
Guests will be charged $250 fine for using glitter, confetti, and/or taping signs to walls.
Parking in garage and driveway only. No more than six cars total allowed when using the garage. (3 in driveway; 3 in garage). All vehicles must be on pavement only. No partial parking on grass. The City of Arlington prohibits parking on our street.
No pets allowed on premise. If you violate this policy, you will be asked to leave the property immediately with no refunds.
No parties or events. Maximum occupancy for this house pursuant to Arlington City Ordinance is twelve (12) people (adults and children). This occupancy requirement includes guests staying overnight and guests "visiting" the home during the day.
Outdoor quiet hours from 10PM till 9AM. Please help us comply with the Arlington City Ordinance by moving the party inside from 10PM till 9AM.
While we maintain our hot tub for safety and cleanliness, we are NOT liable for any accidents or injuries caused by use of the hot tub. The hot tub is to be used by registered guests only. Hot tub hours are from 9AM to 10PM.
Do not allow children to use hot tub at any time without direct supervision of an adult inside the tub. Hot tubs can have strong current and suction. No exceptions. This is for their safety.
Hot tubs have an insulated cover to keep them clean and warm for you. When not in use put the cover back on the tub. Covers left off overnight will be charged $25 per night.
Guests agree to compensate host for damaged, broken, missing, lost or stolen items at time of checkout.
CANCELLATION POLICY: Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid, less a $100 cancellation fee.
Travelers who cancel between 14 and 30 days before check-in will get back 50%, less a $100 cancellation fee.
No refund will be given for cancellations less than 14 days from date of check in.

What does it mean to Book Direct?
Booking directly with us will always get you the best deal. Although we do list our properties on Airbnb and VRBO, they won't provide you with the best price. When you book directly with us we can offer you the best price guaranteed because there is no service fee.
When is my first payment due?
If you book directly through us, a 50% deposit is due at the time of booking to reserve the property. The remaining balance will be due 30 days prior to check-in date. For reservations made 30 days or less prior to check-in date, payment in full is due at the time of booking.
Is a security deposit required?
All properties require a security deposit. This deposit safeguards against damage, proper clean-up at check-out and other charges as described on your rental Agreement. Security Deposits will be applied as a hold on your credit card one (1) day prior to arrival. The Security Deposit will be refunded within five (5) days after check-out if there are no damages or excessive cleaning required.
What if something breaks?
We understand that sometimes accidents happen. Should you break anything please let us know immediately. If it is minor, we typically will not charge for the damage. If it's a larger issue, like wall damage or broken furniture, we would like to agree to the repair cost with you before you leave to avoid any issues later.

The only fee you will be charged in booking direct is the cleaning fee. It takes a great deal of time to clean and sanitize our houses due to their size, but we have an awesome team of people who work extremely hard to ensure our houses are white glove clean for each stay.

How will I access the house?
Your smart lock access code will be provided to you 24 hours in advance of your stay. Your code is specific to your stay and changes with each guest. Once inside the home, you will be provided with a garage door opener that will allow you to park your vehicles inside the garage and give you access to the home through the inside garage door.
How do I contact you if there is an issue during my stay?
You may reach us via phone call or text during your stay. Our level of interaction is completely up to you, but we always welcome communication from our guests. In the unlikely event that you have a maintenance emergency, please contact us ASAP and we will assist as soon as possible. If you are experiencing a medical emergency, please call 911.
What if I leave something behind?
It is the Guest(s) responsibility to cover all shipping costs for any lost and found items that we are requested to return to you. Items found and not claimed within 30 days will be donated to Mission Arlington.
