Booking directly with us will always get you the best deal. Although we do list our properties on Airbnb and VRBO, they won't provide you with the best price. When you book directly with us we can offer you the best price guaranteed because there is no service fee.
If you book directly through us, a 50% deposit is due at the time of booking to reserve the property. The remaining balance will be due 30 days prior to check-in date. For reservations made 30 days or less prior to check-in date, payment in full is due at the time of booking.
All properties require a security deposit. This deposit safeguards against damage, proper clean-up at check-out and other charges as described on your rental Agreement. Security Deposits will be applied as a hold on your credit card one (1) day prior to arrival. The Security Deposit will be refunded within five (5) days after check-out if there are no damages or excessive cleaning required.
We understand that sometimes accidents happen. Should you break anything please let us know immediately. If it is minor, we typically will not charge for the damage. If it's a larger issue, like wall damage or broken furniture, we would like to agree to the repair cost with you before you leave to avoid any issues later.
• Absolutely NO SMOKING OR VAPING inside the house. A $1,000 smoke abatement fee will be charged if evidence of smoking or vaping is found in house at time of checkout. If you do smoke in the front or backyard, you are responsible for picking up your own cigarette butts. Additional fees may be charged for cigarette butts left in the yards. • • Please remember this is our home and not a hotel. We have taken great pride in providing you with a nice, comfortable place to stay, and ask that you treat our home with respect. • Guests will be charged $250 fine for using glitter, confetti, and/or taping signs to walls. • Parking in garage and driveway only. No more than six cars total allowed when using the garage. (3 in driveway; 3 in garage). All vehicles must be on pavement only. No partial parking on grass. The City of Arlington prohibits parking on our street. • No pets allowed on premise. If you violate this policy, you will be asked to leave the property immediately with no refunds. • No parties or events. Maximum occupancy for this house pursuant to Arlington City Ordinance is twelve (12) people (adults and children). This occupancy requirement includes guests staying overnight and guests "visiting" the home during the day. • Outdoor quite hours from 10PM till 9AM. Please help us comply with the Arlington City Ordinance by moving the party inside from 10PM till 9AM. • While we maintain our hot tub for safety and cleanliness, we are NOT liable for any accidents or injuries caused by use of the hot tub. The hot tub is to be used by registered guests only. Hot tub hours are from 9AM to 10PM. • Do not allow children to use hot tub at any time without direct supervision of an adult inside the tub. Hot tubs can have strong current and suction. No exceptions. This is for their safety. • Hot tubs have an insulated cover to keep them clean and warm for you. When not in use put the cover back on the tub. Covers left off overnight will be charged $25 per night. • Guests agree to compensate host for damaged, broken, missing, lost or stolen items at time of checkout. • CANCELLATION POLICY: We will charge a $100 cancellation fee if booking is cancelled by Guest(s) at least six days before stay. No refunds will be given if stay is cancelled five days or less prior to stay. No refunds will be given due to weather conditions. To protect against cancellations caused by certain unforeseen events, such as illness, death, natural disasters, etc., we recommend that guest(s) purchase Trip Insurance to assure refund of deposits paid and reimbursement of other vacation payments. Travel Insurance reimburses for your prepaid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your trip.
Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid, less a $100 cancellation fee. Travelers who cancel between 14 and 30 days before check-in will get back 50%, less a $100 cancellation fee. No refund will be given for cancellations less than 14 days from date of check in. The only fee you will be charged in booking direct is the cleaning fee. It takes a great deal of time to clean and sanitize our houses due to their size, but we have an awesome team of people who work extremely hard to ensure our houses are white glove clean for each stay.
You can expect these items at the house, so no worries about packing them. BEDROOMS/BATHROOMS: Linens (sheets and bedding for all bedrooms), pillows, bath towels, hand towels, wash cloths, hair dryer, hand soap, travel sized shampoo, conditioner and body wash, at least two rolls of toilet paper per bathroom, clothes hangers inside each closet KITCHEN: Trash bags, paper towels, dish Soap, dishwasher detergent, dish cloths, pot holders, full sized coffee maker w/filters, keurig with a few coffee pods and creamers, coffee mugs, place settings for twelve, wine glasses, regular glasses, toaster, blender, pots and pans, measuring cups & spoons, cooking utensils, mixing bowls, baking dishes, food storage containers, electric griddle, can opener, corkscrew, knife assortment, salt and pepper If any of the above items are not in the house when you arrive, please call us so we can replace them for you immediately. LAUNDRY ROOM: washer/dryer, detergent pod in case you need to do a load of laundry, broom and dust pan, iron and ironing board, HOT TUB: The hot tub will be treated and ready for your use upon arrival. If you are staying longer than 2-3 days and are using the hot tub excessively, the water may need to be treated during your stay. If that is the case, please contact Ken and he will come clean it ASAP. OTHER: Free WiFi, room darkening shades, laptop friendly work spaces, smart TV's SAFETY FEATURES: Fire extinguisher, carbon monoxide and smoke detectors The outdoor trash bin is located in the backyard on the east side of the house. Trash pickup is Wednesday and Saturday mornings. Owners will take care of setting trash by the curb (usually after 6pm the night before).
Check-in: 3:00 PM - 10:00 PM; Checkout: By 10:00 AM. We typically cannot accommodate early check in or late departures due to time constraints involved in cleaning the house for our next guests.
Your smart lock access code will be provided to you 24 hours in advance of your stay. Your code is specific to your stay and changes with each guest. Once inside the home, you will be provided with a garage door opener that will allow you to park your vehicles inside the garage and give you access to the home through the inside garage door.
You may reach us via phone call or text during your stay. Our level of interaction is completely up to you, but we always welcome communication from our guests. In the unlikely event that you have a maintenance emergency, please contact us ASAP and we will assist as soon as possible. If you are experiencing a medical emergency, please call 911.
It is the Guest(s) responsibility to cover all shipping costs for any lost and found items that we are requested to return to you. Items found and not claimed within 30 days will be donated to Mission Arlington.
